In-town builds look different — and we build them that way.

A 1920s bungalow in Kirkwood does not want the same deck as a new construction house in Suwanee. Smaller footprints, older framing to attach to, historic-district review, tighter access for materials. We plan around all of it before we swing a hammer.

What’s different about an in-town build.

  • UDC review handled. If you’re in Grant Park, Inman Park, or Old Fourth Ward, you need Urban Design Commission review on top of your building permit. We prep the drawings and walk them through.
  • Legacy structure evaluated first. 100-year-old framing needs a look before we bolt anything to it. Sometimes we need to sister a joist. Sometimes we need to add a ledger stiffener. We tell you what before we quote.
  • Compatible-material designs. For historic districts, we spec Ipe or thermally-modified ash so your build matches the neighborhood aesthetic and passes UDC review.
  • Tight-access material handling. We plan the crane pick or the hand-haul before day one. No surprise upcharges.

Permits & Inspections

City of Atlanta requires a Residential Building Permit for any deck attached to the house or over 30 inches above grade. Historic districts — Grant Park, Inman Park, Old Fourth Ward — require Urban Design Commission review on top of the standard permit. We prep the UDC submission with the drawings you'll need, and we've done the walk-through with commission staff more times than we can count.

02

What we build here

In-town Atlanta lots run smaller and older, which changes the whole design conversation. We build a lot of second-story bump-out decks off primary bedrooms, tight courtyard decks that maximize a 14-foot rear yard, and modern flush-to-house designs with hidden fasteners and cable rail. Every third build is a screened porch — mosquito season is real here.

03

Materials that last here

For historic-district work we recommend Ipe or thermally-modified ash — real wood, holds up to Atlanta humidity, and passes UDC review for compatible-material requirements. For non-historic in-town builds, capped composite (Trex Transcend Enhance or TimberTech AZEK) with black aluminum rail is the modern look most requested.

04

HOA reality

Most in-town neighborhoods run without HOAs, but a handful of new-build cluster developments have architectural review boards. We handle those the same way we handle UDC — submit clean, first-time approvals.

Client · on the record

"We're in a Grant Park historic district and had already been turned down once by UDC. Aries redid the drawings, walked them through, and got us approved in three weeks. Deck is stunning."
