  • Lanier Country Club
  • The River Club

Buford is home turf. We know the lake.

Half our lake-adjacent builds are Buford addresses. That means we know the Corps of Engineers setback rules cold, we know which subdivisions have shoreline-visible restrictions, and we know which materials survive year six on a dock-adjacent deck.

What a Buford lake-adjacent build looks like.

  • Corps of Engineers setback compliance. We submit shoreline setback verification alongside the building permit — one packet, one approval cycle.
  • Marine-grade fastener spec throughout. Every fastener within 200 ft of the shoreline is stainless. No exceptions.
  • Multi-level shoreline descent. Upper covered dining → mid-level main → lower cocktail zone. Rail and lighting engineered for the drop.
  • Screened porches with pet-safe lower panels. The mosquito problem is real. So is the dog-on-the-porch problem. Both solved.

01

Permits & Inspections

City of Buford handles permits for downtown parcels; unincorporated Buford falls under Gwinnett County. Lake Lanier shoreline properties have additional Corps of Engineers setback rules and often HOA-imposed shoreline restrictions. We handle all three submissions in one packet.

02

What we build here

Buford is our home base and it's where a lot of the lake-adjacent work happens. Multi-level decks descending toward the water are the signature build — upper dining/covered, mid-level main deck, lower cocktail zone near the shoreline. Screened porches with pet-safe lower panels are also huge here — the mosquitos over the lake in July are no joke.

03

Materials that last here

Lake humidity is brutal on untreated wood. We spec composite (Trex Transcend, TimberTech AZEK) or thermally-modified ash on lake-adjacent builds, and we use marine-grade stainless for every fastener within 200 ft of the shoreline. Substructure gets pressure-treated + Simpson zinc-coated hardware — nothing rusts, nothing rots, no callback in year six.

04

HOA reality

Hamilton Mill, Ivy Creek, and River Club all have architectural review committees; The River Club also has shoreline-visible restrictions. We know which materials pass each committee.
