Gwinnett is home turf.

Half of every year’s build calendar sits inside Gwinnett County. We know the permit office desk phone number by heart. We know which subdivisions require composite decking before you tell us. We know which street in Suwanee has a foot of red clay before you hit clean fill.

That’s not a marketing claim — that’s what a decade of same-county builds looks like when you write it down.

Every Gwinnett build ships with the standard.

  • Substructure built over Georgia code. 12” on-center joists on any span >8 ft, single-piece stringers, structural screws on every hanger. Code allows less. We don’t.
  • Permit + inspections included. You never call the inspector. We handle it.
  • 10-year written structural warranty. Transferable when you sell the house.
  • HOA-friendly design. We know which committees approve what.
  • First response within one business day. Every time.

01

Permits & Inspections

Gwinnett County Building Permit is required for any deck 30 inches or higher above grade — and for most attached structures regardless of height. We pull the permit, coordinate the footing and framing inspections, and handle the close-out. You never call the inspector.

02

What we build here

Gwinnett properties tend toward larger lots and elevated main-floor walk-outs, so multi-level decks with a staircase run and a lower pergola-covered patio are common. Screened porches over covered lower patios are the highest-ROI build we do here — private view of the yard, mosquito-proof, and it doubles the living space for six months of the year.

03

Materials that last here

Georgia's freeze-thaw and humidity swings punish untreated pine within five years. We spec pressure-treated for the substructure across the board and finish with either capped composite (Trex Transcend, TimberTech AZEK) or thermally-modified ash for a rot-resistant real-wood look. Composite is the maintenance win. Ipe is available on request for the hardwood purists.

04

HOA reality

Subdivisions along Sugarloaf Parkway, Chateau Elan, and the Berkeley Lake area frequently require composite decking (no visible pressure-treated) and horizontal or cable rail. We pull HOA guidelines during the site walk so your design lands approved on the first submission.
